Buying a home is hard,  there are more than 200 critical steps that go into buying  a home, 40+ contractual documents, boatloads glossary terms you may have never heard of before, understanding what you can negotiate from the seller,  not to mention contractual instructions and obligations you need to know to protect you, your deposit AND securing the home 

Historically sellers have interviewed multiple agents to determine who is the best at protecting their investment when they sell, but buyers hadnt been putting that same due diligence into finding a buyers agent and studies show they often ended up with working the first agent they found 

BUT...Everything just changed with these new buyer broker rules, and now an agent cannot legally show a buyer a home without first entering into a contract to represent that buyer..Meaning a buyer HAS to sign a contract for a commitment to an agent So perhaps its time a buyer seeks out their best possible representation! 

We have found that buyers that go through a  buyers consulation are more prepared for the journey by gettign all of their questions answered,  less stressed because they know what lies ahead, and frankly they save time & money by avoiding costly mistakes that unprepared buyers make

STAGE 1

Interview Agents

From looking up agent reviews, to knowing what questions you need to ask when you interview them, It's important you understand what the agent will do for you, and find one that's the right fit.
You now need to sign a contract to even look at a home..shouldnt you find one that that benefits you?

STAGE 2

Plan & Prep with an Agent & Lender

Get all of your questions answered about the process. This stage is about walking through the home-buying process to fully understand the rest of your journey with both and agent and a lender.
Hiring the wrong agent or lender could cost you time, money or worse..your dream homme

House Hunting!

The fun part begins!

STAGE 4

Writing Offers

What can we negotiate, how do we get your offer accepted.  Understanding how to craft a compelling offer that stands out in a competitive market, including price, contingencies, and other terms without over-paying..This is about securing THE one!

STAGE 5

In Escrow

This stage is all about ensuring the buyer knows what will happen next. It's crucial that they have a clear understanding of the steps ahead, the timeline, and any deadlines they need to meet in order to protect their deposit. No surprises! Escrow is a neutral 3rd party, they provide the assurance that funds are not transferred to the seller and the property ownership is not granted to the buyer until all the agreed upon mutual instructions have been met.

STAGE 6

Inspections & Disclosures

What to look for in an inspector, understand the various inspections that can be performed, and be aware of what can be negotiated for repair based on the results!

The seller has to disclose EVERYTHING they know about the property

STAGE 7

Removing Contingencies
